Booking terms

A booking is confirmed once payment has been received, and not before. Until then the time is held briefly so that nobody else takes it while you pay; if payment isn't completed, the hold lapses and the time becomes available again. Prices are shown before you pay and include any charges for additional guests.

You can change or cancel a booking yourself using the link in your confirmation email. Refunds depend on how far ahead you cancel:

• Golf — Free cancellation up to 12 hours before your booking starts. After that the booking is non-refundable.
• Sauna — Free cancellation up to 24 hours before your booking starts. After that the booking is non-refundable.
• Stay — Free cancellation up to 30 days before check-in. Between 30 and 7 days before, 50% of the total is charged. Within 7 days of check-in the booking is non-refundable.

Moving a booking to a different time re-prices it at the rate for that time, which may be higher or lower. Refunds are returned to the original payment method.

Bookings made through Airbnb, Booking.com or another platform are cancelled under that platform's terms, not these.

Access is provided electronically and sent to you before your booking begins. It is valid only for the time you booked. Please don't share it, and let us know promptly if anything hasn't arrived so we can put it right before you travel.

Please treat the space and its equipment with care and leave it as you found it. You're responsible for any damage caused during your booking beyond ordinary wear. The sauna, cold plunge and hot tub are used at your own risk; please don't use them under the influence of alcohol. The number of guests shouldn't exceed the number booked.

Vouchers are valid for 365 days from purchase and can be spent across more than one booking until the balance runs out. They aren't exchangeable for cash. If a booking paid for with voucher credit is cancelled, the credit is returned to the voucher rather than refunded.

If we can't provide what you booked, we'll tell you as soon as we know and refund you in full. Tell us about any problem during your visit as soon as you can, so we have a chance to fix it. These terms are governed by Estonian law.
